Why it matters

Considered work with original fabric

Shophouse literacy

Pendora reads Peranakan and colonial shophouses closely — understanding which elements carry historical weight and which can absorb change without loss.

Clear written records

Every engagement produces written documentation — not verbal guidance. Owners leave with something they can reference, share with contractors, and archive.

Specialist trade access

George Town's heritage trade network — tile restorers, lime plasterers, timber joinery repair workers — is small and specific. Pendora has working relationships with the people who do this well.

Neutral professional view

Pendora holds no financial interest in particular materials or contractors. The assessment reflects what the building actually needs, not what is convenient to sell.

Paced engagement

Heritage work benefits from careful pacing. Pendora does not operate with artificial deadlines. Projects move at the rate the building and the owner can sensibly manage.

George Town context

Based in Lebuh Pantai, within the UNESCO buffer zone, Pendora is familiar with the local regulatory context and the sensitivities that apply to properties in the heritage core.

Take the first step

A shophouse conversation starts
with a single question.

Whether you have a specific concern about a tile panel or are at the beginning of thinking about a full interior scope — Pendora is willing to have that first conversation without obligation.

Questions

Common queries about working with Pendora

What is included in the Heritage Assessment?
The assessment is a single on-site visit to your shophouse. Pendora documents the original elements present — tiles, joinery, air wells, plasterwork, stair detailing — and produces a written report noting their condition and what is generally feasible to preserve, restore, or set aside. The report is yours to keep and share with contractors or other advisors.
How long does the documentation process take?
The Detailed Heritage Interior Documentation typically spans four to eight weeks from the initial site visit, depending on the size and complexity of the shophouse. This allows time for measured drawings, specification writing, 3D views, and two rounds of owner review.
Do I need a heritage permit before engaging Pendora?
Not for the assessment or documentation stages. Pendora's design services are within the scope of non-regulated interior design practice. Where works require a submission to the Penang State Museum or relevant authority, Pendora can help you understand what that process involves and who to approach, but the submission itself is the responsibility of a registered architect or the relevant appointed professional.
Can I engage Pendora just for the on-site coordination without the documentation?
Yes. The On-Site Coordination service is available independently if you already have drawings and a defined scope. Pendora will want a short briefing before committing — to understand the trades involved and the nature of the works — but prior documentation from Pendora is not a requirement.
Are the prices inclusive of site visits outside George Town?
The published service fees apply to properties in the George Town area. For shophouses in other parts of Penang island, a small travel supplement may apply. Please note this when enquiring and Pendora will confirm the applicable fee before any work begins.
How is my personal information handled?
Information submitted through the enquiry form is used solely to respond to your query and, where you agree, to keep in contact regarding your project. It is not shared with third parties outside of those directly involved in your engagement. Please read Pendora's Privacy Policy for full details.
