How Pendora works

The methodology behind each service

Every Pendora engagement begins with the same principle: the building is read before anything is proposed. That means time on-site, attentive looking, and a note-taking discipline that produces a reliable record rather than an impression.

The three services are designed to be used independently or in sequence. An owner who wants to understand their shophouse before deciding on works can commission the assessment alone. An owner ready to document a full interior scope can move directly to the documentation package. An owner who has drawings in hand and wants a professional presence on-site can engage the coordination service independently.

Fees are fixed and published. There are no retainer arrangements or monthly commitments. Each service is a defined piece of work with a clear output.

Heritage Assessment and Conversation

A focused on-site engagement that reviews a heritage shophouse as it currently stands and produces a written assessment of original elements — tilework, joinery, plasterwork, air wells, and stair detailing — along with a short note on what is generally feasible to keep and what is not.

  • Single on-site visit, one to three hours depending on property size

Suitable for owners committed to a careful, multi-trade restoration who want a calm professional point of contact through the build.
